What type of report do you send & when can we expect it?

We utilize technology for better functionality and efficiency and work hard to deliver your report the same day. Our report software is called Spectora. There are instances where we have to deliver the report the next day, but these are rare. You will receive an email from us once your inspection report is ready which will link you to a cloud-based interface for you to view your report. There will also be links for you to view PDF versions of your report if you prefer PDFs. View a sample report here.

How Long Will the Inspection Take?

Depending on the size of the structure, the inspection can take anywhere from 1.5 hours to 8 hours. Most homes average 2 to 3 hours because we work to have majority of the inspection report finalized on site, nor do we like to get in a hurry.

CAn I accompany the Inspector throughout the entire inspection?

Sure thing! But we ask that you respect the property and the contents of the home to the fullest extent as we may not be together the entire inspection. For instance, you cannot go on the roof with us or be alone in portions of the home if the home is occupied and has furnishing. Really, the best time to attend the inspection is towards the end so we can review a summary of our findings with you.

What Does a Home Inspection Include?

A home inspection is an objective, limited, visual inspection on the readily accessible, installed systems and components of the home. A typical home inspection under the Standards of Practice approved by the Louisiana State Board of Home Inspectors includes the following as a minimum standard:

Will the value of the Property be ASSESSED From the Inspection?

Home inspectors do not comment on the overall value of the property. Section 309(C)2 of the Louisiana Standards of Practice states inspectors are not supposed to comment on the market value of the home. We believe it is best to work with your Real Estate Agent as they are experienced and can help guide you through the results of the inspection report.
